Project Overview
Boom Construction delivered 16 new two-bedroom affordable homes for Stonewater Housing Association in Fowlmere, Cambridgeshire. The scheme comprised traditionally built semi-detached houses with full external works, including over 1,000 metres of site roads, footpaths, parking, landscaping, drainage and service connections.
Technical and Planning Challenges
The site initially required a package treatment plant due to the absence of a nearby sewer. Following detailed investigation, Boom identified an Anglian Water sewer approximately 500 metres away and secured a Section 106 agreement to connect. An adoptable pumped rising main was designed and installed to meet the foul drainage requirements.
A Phase 2 site investigation revealed shallow chalk with very limited natural filtration, which required a complete redesign of the surface water strategy using SUDS principles.
Design and Value Engineering
During PCSA, Boom simplified external façade details and submitted revisions under Section 73 to improve cost efficiency for the client. A fabric-first approach was adopted, incorporating Tetra insulated flooring and waste water heat recovery to achieve an EPC rating of B.
Quality and Handover
A show home was completed ahead of programme to set the quality benchmark for the development. The scheme was handed over with zero defects, with Stonewater commending the high standard of finish and attention to detail.
